      <title>SLOW AT THE OFFICE?</title>
      <description>&lt;p&gt;&lt;strong&gt;&lt;em&gt;It's that time of the year when something more important than work occurs.&amp;nbsp; Christmas always sneaks up on me and I'm seldom ready.&amp;nbsp; This year, however, I have managed to be set to go for the upcoming event.&amp;nbsp; So...Christmas is almost here and the office is nearly empty.&amp;nbsp; I sit at my desk to write my daily blog and reflect on what to do for the remainder of the year.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;I will continue to make my calls and send my notes, but with a little less urgency for the next few days.&amp;nbsp; This is a time to relax and enjoy the time with family and freinds.&amp;nbsp; I intend to take advantage of the short lull and find ways to kick back.&amp;nbsp; Don't do much of that, and know that I need to from time to time.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;

      <title>WHAT IS OUR VALUE AS REALTORS?</title>
      <description>&lt;p&gt;&lt;strong&gt;&lt;em&gt;I recently received the following e-mail from a past client and friend.&amp;nbsp; We have worked on several projects over the years.&amp;nbsp; &lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span&gt;&lt;span&gt;"Colin,&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNormal"&gt;&lt;span&gt;&lt;span&gt;Visited Dean Kaufman today and he took care of my stuff in spades, picking up some important details I had overlooked. It took a grand total of about 10 minutes for him to review my stuff and get what he needed to prepare the paperwork. And what a nice guy!&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span&gt;&lt;span&gt;Colin, as a realtor you are worth your weight in gold. I&amp;rsquo;m not sure how much that is now, but I&amp;rsquo;ll leave that for you to calculate. &lt;/span&gt;&lt;/span&gt;&lt;span&gt;&lt;span&gt;J&lt;/span&gt;&lt;/span&gt;&lt;span&gt;&lt;span&gt; Not only are you an incredibly hard-working and knowledgeable guy, you know the finest network of professionals around.       <title>STAGE YOUR HOME?</title>
      <description>&lt;p&gt;&lt;em&gt;&lt;strong&gt;When you get ready to sell your home it is always a great time to tidy up and romove clutter.&amp;nbsp; Here are nine points to staging a home.&amp;nbsp; This article was prepared by &lt;/strong&gt;Leah L. Culler&amp;nbsp;of&amp;nbsp;MSN Real Estate&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;&lt;/em&gt;&lt;/strong&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;That brings us to our first tips to save on staging:&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;1.&lt;/strong&gt; &lt;strong&gt;Consider hiring a professional.&lt;/strong&gt; Do a little math and make a few calls to see what it would cost to hire someone to handle the staging for you. Professional stagers have an arsenal of furnishings at the ready and can hammer out a neutral, professional design much quicker than you can. If you're determined to do the work yourself, see about getting a consultation from a professional stager.&lt;/p&gt;
&lt;p&gt;&lt;a href="http://realestate.msn.com//slideshow.aspx?cp-documentid=31837628" class="SlideShow single"&gt;&lt;strong&gt;Slide show:&lt;/strong&gt;&amp;nbsp; 10 neighborhood homebuyer magnets&lt;/a&gt;&lt;/p&gt;
&lt;p&gt;"Even if the homeowner chooses to do the work themselves, they'll get an objective opinion about what needs to be done," says Jill M. Banks, who runs &lt;a href="http://www.happilybetterafter.com/index.html"&gt;Happily Better After Room Design &amp;amp; Home Staging&lt;/a&gt; in southern New Jersey and says most consultations cost about $200.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;2. You don't need to stage the whole house.&lt;/strong&gt; Whether you hire a pro or decide to go the DIY route, you don't need to stage every single room, Green says. Stage the main living areas &amp;mdash; living room, dining room, kitchen &amp;mdash; and at least one bedroom, preferably the master, he says. You should also stage any room that has a confusing purpose to show how it can be used. So if there's an awkwardly sized bedroom, stage it to show that it will fit a bed and dresser comfortably, for instance.&lt;/p&gt;

&lt;p&gt;"But you can leave several rooms empty, and you can leave the basement empty, as well," Green says. "That can be a big saver."&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;If you decide to go it alone&lt;/strong&gt;&lt;br&gt;Homeowners can do many things to stage their home at little or no cost. The most important thing to keep in mind is that buyers must be able to envision themselves living in your home.&lt;/p&gt;
&lt;p&gt;"No one will buy your home until they can mentally move into it," Schwarz says.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;3. Clean, get rid of clutter and depersonalize.&lt;/strong&gt; Staging is about making your home look nice, but remember that buyers have other senses and that a bad smell can be a deal-breaker. Nothing smells better than clean.&lt;/p&gt;
&lt;p&gt;"Check that all rooms are spotlessly clean, have washed windows, smell good and have been aired before showings," says Lauri Ward, president of &lt;a href="http://redecorate.com/"&gt;Use What You Have Interiors&lt;/a&gt;, which focuses on using a client's belongings to redecorate or stage the home.&lt;/p&gt;
&lt;p&gt;&lt;a href="http://realestate.msn.com//article.aspx?cp-documentid=31711239" class="ArticleStandard single"&gt;&lt;strong&gt;Read:&lt;/strong&gt;&amp;nbsp; Can't sell your home? Trade it&lt;/a&gt;&lt;/p&gt;
&lt;p&gt;"By packing up your clutter, you create more space for the buyers to mentally move into," Schwarz says. And, she adds, "If you keep out all your collections and family photos, the buyers will spend their time looking at them and not your house."&lt;/p&gt;
&lt;p&gt;Don't forget that buyers will be looking in your closets, too.&lt;/p&gt;
&lt;p&gt;"You want the buyer to have the perception that, 'Oh, there's so much storage in here,'" Green says. "If it's chock-full of stuff, it automatically gives the perception that there's not enough storage."&lt;/p&gt;
&lt;p&gt;You don't have to empty the closets and other storage areas, but Green advises paring them down to about 20% of what you normally store there.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;It's nothing personal&lt;/strong&gt;&lt;br&gt;When it comes to furnishings, Green warns that you may not want to use only what you have.&lt;/p&gt;
&lt;p&gt;"Most people have a design aesthetic that matches them as a person," he says. "Usually, the stuff you have isn't fantastic for staging. Staging is going to need a fairly neutral design." He advises DIY stagers to be selective when finding furniture. "Take the time to hunt for pieces that really are effective with the concept," he says.&lt;/p&gt;

&lt;p&gt;But that doesn't mean you have to spend a lot. "I had a client once who staged off of Craigslist," Green says. "It took her forever, but she pieced together a fantastic staging concept by buying used furniture."&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;4. Be resourceful when hunting for furnishings.&lt;/strong&gt; If you have friends and family with updated or neutral furniture, see if you can borrow a few pieces to stage your home. If you need to stage a room as a bedroom but you don't have a bed, get an inflatable air mattress that rises off the floor to regular bed height. Once you get the linens on, it will look just like a regular bed, and you can use it for guests in your new home.&lt;/p&gt;

      <title>HOMES ARE SELLING!</title>
      <description>&lt;p&gt;&lt;strong&gt;&lt;em&gt;Seems like the market has kicked into high gear in the last 4-6 weeks.&amp;nbsp; Media seems to think the recession is over, and the housing market is rebounding wonderfully.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;Part of this I agree with, and some I don't embrace so emphatically!&amp;nbsp; I do see a lot of activity lately, offers being written and accepted, appointments being made to show homes, etc.&amp;nbsp; I have been making a concerted effort to get back into viewing the on the market inventory again, and have noticed that when I tour the other Realtors open houses there are always several groups touring each home.&amp;nbsp; Yes, there are exceptions, the property that is on open house each weekend, or the occasional home that is just in a bad location for one reason or another, but overall, the opens are quite successful.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;I do think that there is a renewed interest in housing.&amp;nbsp; Part due to the poor performance we see in the stock market, and the fear many have of any financial disaster around the globe.&amp;nbsp; Partly it is due to the need to own something that is a tangable asset.&amp;nbsp; Especially if you are looking at ways to set yourself up for future retirement.&amp;nbsp; Our values have gotten back to a price break where you can see that many of the new homes or duplexes out there will pencil out and make great additions to your future income stream.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;What I don't agree with is the media signaling that prices are on the rise again.&amp;nbsp; While we have seen many homes sell for a small percentage higher than they were last year, or the year before, we need to be careful in our thinkiing.&amp;nbsp; Prices are unlikely to start appreciating like they have in the past, and anyone thinking they can ride out the storm, and see all their lost equity come back are in for a rude awakening.&amp;nbsp; That equity is gone for good, and we now live in a different world.&amp;nbsp; Not an end of the world kind of world, but rather a more realistic one.&amp;nbsp; Buy a rental not for the future appreciation, but rather for the income you will see generated from it in the future plus the fact that you can depreciate these assets.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;We are back on track for sure, and I for one, while cautious, am very excited about the future.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt; &lt;div class="agent_signature"&gt;

      <title>IS THIS THE YEAR OF THE INVESTOR?</title>
      <description>&lt;p&gt;&lt;strong&gt;&lt;em&gt;During the past couple of years I have worked with several potential investors who were looking to purchase investment properties for dimes on the dollar.&amp;nbsp; This has been mostly a futile effort.&amp;nbsp; &lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;While reading an article by Greg Rand, CEO of OwnAmerica and author of the book, "Crash Boom: Make a fortune in Today's Volatile Real Estate Market", it dawned on me that I am working with the wrong investor group.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;According to Rand the emerging individual investor today wants to get rich gradually, by selecting high quality properties in today's great market.&amp;nbsp; They have jobs, own businesses and approach investing as a wealth management pursuit.&amp;nbsp; They tend to be quality investors with cash, who want to set realistic expectations of returns.&amp;nbsp; They intend to hold, not flip!&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;Now we look for solid single family homes, or smaller duplex units, in a good neighborhood.&amp;nbsp; Priced well already, we try to negotiate the price a bit more at the start, but do not use gouging techniques.&amp;nbsp; We are likely to go back after inspections and get help doing some repairs, or negotiate the price a bit more.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;Our goal is to find a property that, when the negotiating dust settles, brings a comfortable cash flow to the investors portfolio.&amp;nbsp; A 10% cap rate would be wonderful, but the right property with a 6-7% cap would do very nicely.&amp;nbsp; Remember, we are now in this for the long haul, not a hit and run strategy.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;This concept is designed for the individual who has the ability to put money aside for good investments, or is able to pay cash.&amp;nbsp;&amp;nbsp; There are still good deals out there every day, and more are coming.&amp;nbsp; But...and this is a big but, as the economy corrects and we get closer to a balanced and stable real estate market, there will be less good deals.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;Now is the time to start working on your retirement vehicles, and the wise investor will be including real estate in that equation!&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;&lt;/em&gt;&lt;/strong&gt;&amp;nbsp;&lt;/p&gt;

Those are among the key findings of a year-end survey of one thousand RE/MAX real estate agents who say housing&amp;rsquo;s vital signs are gaining strength. The quarterly RE/MAX Market Insights survey provides analysis of the national housing market from the perspective of active RE/MAX agents around the country. &lt;/span&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;The majority of RE/MAX agents surveyed say housing prices will stay the same, or increase in 2012. Projections are the strongest for the Southern U.S. where 49.6% say prices will stabilize and 26.7% anticipate an increase. Agents in the Northeast see the biggest challenges, with 47.5% concluding that prices will decrease, 44.6% expecting prices to remain at 2011 levels, and only 7.9% anticipating an increase. &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;&lt;em&gt;&lt;span&gt;&lt;span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/em&gt;&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Nationwide, RE/MAX agents reported a 10.7% increase in their home sales in 2011, and project an increase of 29.3% in 2012. Asked to measure the strength of home sales, 62.1% of agents predict good to very good sales in 2012. Survey results are also available in an online infographic. &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;&lt;em&gt;&lt;span&gt;&lt;span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/em&gt;&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;"&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;The major obstacles to the housing recovery cited by agents include sagging consumer confidence, followed by lack of economic growth, unemployment, concerns of more price declines and bank procedures. &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;&lt;em&gt;&lt;span&gt;&lt;span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/em&gt;&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Agents report that 52% of closings were significantly delayed in 2011, with bank procedures cited as the cause in 23% of the cases, followed by financing and appraisals. For sales that were canceled, bank procedures again was the leading reason, while financing, sales price and appraisals also were factors. &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;&lt;em&gt;&lt;span&gt;&lt;span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/em&gt;&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The majority of agents say such delays and cancellations were higher in 2011, than in 2010. &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;&lt;em&gt;&lt;span&gt;&lt;span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/em&gt;&lt;/em&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Asked to grade buyers and sellers on how realistic they are about home prices, RE/MAX agents gave both groups a B-. That compares with a C+ for buyers and a C- for sellers at the start of 2011. &lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Common misconceptions reported by RE/MAX agents are sellers thinking their home is still worth as much as it was four or five years ago before the housing slump, and buyers believing that extremely low offers will eventually be accepted. &lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;&lt;span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&amp;bull; What government can do to help housing market recover: 1) Streamline short-sale process; 2) Focus on job creation; 3) Increase refinancing help for underwater home owners; 4) Standardize lending practices; 5) Release foreclosed properties more aggressively. &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&amp;bull; Five most common buyer incentives that agents are seeing: 1) Reduce sales price; 2) Pay closing costs; 3) Make repairs; 4) Buy home warranty; 5) Pay origination fees or points. &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&amp;bull; Distressed sales: RE/MAX agents project that 20.3% of their home sales in 2012 will consist of foreclosures and short sales. That compares with 17.1% in 2011 and 15% in 2010. &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&lt;/span&gt;&lt;/p&gt;

      <title>NEGATIVE VIBES MAN!</title>
      <description>&lt;p&gt;&lt;strong&gt;&lt;em&gt;Often I wonder if I taking the correct action to get from Point A to Point B.&amp;nbsp; Am I addressing a particular problem in the correct manner?&amp;nbsp; Self doubt pops up in all of our minds at one time or another.&amp;nbsp; Never a good position to be in, wondering if you are making the right moves!&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;Here is a short article by Laura Schlossman, of RE/MAX:&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p class="MsoNoSpacing"&gt;What does it take to have your best year ever even when the market continues to be tough? Here are two simple strategies according to Bernice Ross, CEO of RealEstateCoach.com, you can implement now to make 2012 your most profitable year ever.&lt;/p&gt;
&lt;p class="MsoNoSpacing"&gt;&amp;nbsp;&lt;/p&gt;
&lt;p class="MsoNoSpacing"&gt;1. &lt;strong&gt;Reset your mindset&lt;/strong&gt;&lt;/p&gt;
&lt;p class="MsoNoSpacing"&gt;The No. 1 influence on your success is your mindset.. Everyone has automatic negative thoughts that can keep us stuck rather than moving forward.&amp;nbsp; A study shows that brain scans performed on optimistic people who were thinking negative thoughts, suffered from something resembling schizophrenia. &lt;p class="MsoNoSpacing"&gt;2. &lt;strong&gt;Take the best and discard the rest&lt;/strong&gt;&lt;/p&gt;
&lt;p class="MsoNoSpacing"&gt;To increase the odds of your success in 2012, an important step is to identify what is working in your business and to expand on that. As Joeann Fossland says, no one ever got to the top by developing their weaknesses.&lt;/p&gt;
&lt;p class="MsoNoSpacing"&gt;&amp;nbsp;&lt;/p&gt;
&lt;p class="MsoNoSpacing"&gt;The one thing that virtually all top producers have in common is that they have one or two niches where they are the dominant player in the area or where they have a strong skill set such as cold calling. To determine your strengths, identify what aspects of the business that you enjoy doing.       <title>LEAD TRACKERS? SHARE YOUR PHONE CAMPAIGNING SUCCESS WITH ME, "PLEASE"</title>
      <description>&lt;p&gt;&lt;strong&gt;&lt;em&gt;For the New Year I have started to track my leads.&amp;nbsp; Phone calls I make I am making a notation when and whom I've talked to and what the result was.&amp;nbsp; My hope is that this will stimulate me to make more calls, and know who to follow up with.&amp;nbsp; The Lead Tracker sheet I am using came from The Core, and is very simple.&amp;nbsp; Name, Source(in detail), Result of call, Phone # or e-mail and number of calls made.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;A simple chart that I am told will, if used daily will result in more sales and referrals than I can imagine.&amp;nbsp;&amp;nbsp; I am not really skeptical about this program, as I know it is all about the numbers.&amp;nbsp; It is my belief that I can almost double my business by making eleven business related calls daily.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;For example, I can call my sphere and have a simple conversation with them.&amp;nbsp; And, perhaps at the end of the conversation ask for any referrals they may come across.&amp;nbsp; A neighbor thinking of selling, a relative or...you never know.&amp;nbsp; As I say it is all about the numbers, but it is also about being "real" when making these calls.&amp;nbsp; None of us want to have generic phone solicitations, and I am trying my best to not become a pest.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;

      <title>ROSE BOWL </title>
      <description>&lt;p&gt;&lt;strong&gt;&lt;em&gt;I stopped by the office for a few hours this morning and boy was it lonely. Jo Ann Zebrowski, Jim Gibbons and I were the only ones in this morning, and now I've left to get ready for the big game. &amp;nbsp;The Oregon Ducks are playing the Wisconsin Badgers, with kick off scheduled at 2:10pm left coast time.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;The Ducks are favored by six points, but I believe they will win by at least 18. &amp;nbsp;Yes, I'm expecting a blowout. &amp;nbsp;This is a pretty special Duck team with several heading to the NFL in the upcoming &amp;nbsp;draft. &amp;nbsp;It should be high scoring on both sides, and &amp;nbsp;though I'm not in Pasadena, expect 6th St to be packed to over capacity with rabid Duck fans.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;

      <title>TAKING LISTINGS!</title>
      <description>&lt;p&gt;&lt;strong&gt;&lt;em&gt;My way of taking listings is no big secret, so let me share with you.&amp;nbsp; In my past career as a bartender I learned some great skills such as listening to what my clients had to say, and paying attention to their needs.&amp;nbsp; Learning early on how to use their body language to both their, and my benefit, proved a huge key to a successful career in the food and beverage industry.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;Today, when I go to a listing appointment, the same thing holds true.&amp;nbsp; I will typically have the client show me through there home while asking what improvements they have made, and what about their home makes it special to them.&amp;nbsp; "THEN I LISTEN"!&amp;nbsp; Most people are ready with an argument as to why their home is better than anyone else's.&amp;nbsp; Don't forget, "PAY ATTENTION AND LISTEN TO WHAT THEY HAVE TO SAY"! &lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;As we sit down at their kitchen table I may ask them what they think their home is worth.&amp;nbsp; Most say they don't know and have called me to find the answer to that question.&amp;nbsp; The reason I ask the question is that I want to be armed with all the possible information when I do my Market Analysis.&amp;nbsp; What they expect to get for their home is definitely valuable information.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;While at the table I may hear things like, "our bottom line", "we have to get this amount" or "we had the home appraised in December of '06 and it was worth X"&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;When I go back out to their home after constructing my analysis, I try soften the blow about past value gone by sharing the history of my own home.&amp;nbsp; I had it under contract for full price in March or '07 and then had the buyers withdraw from the purchase as the media repeatedly told their listeners that it was a terrible time to buy, and that prices were "plummeting".&amp;nbsp; When the offer was accepted at $230,000 that was the market value at that time.&amp;nbsp; today my home is worth $159,000, and that may be optimistic.&amp;nbsp; I let them know that I will do my best to meet their needs, but that if their needs are unrealistic they may be trying to swim up a waterfall.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;I listen, I counter and I pay attention.&amp;nbsp; My consumers need to fully understand why their needs are not realistic before they can go forward in a constructive manner.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;

      <title>OREGON'S NEW WOODSTOVE LAW</title>
      <description>&lt;p&gt;&lt;img title="Non-Compliant Woodstoves" src="http://activerain.com/image_store/uploads/5/4/7/4/5/ar132510111354745.JPG" height="640" alt="Shop Woodstove" width="478"&gt;&lt;img title="Non-Compliant Woodstoves" src="http://activerain.com/image_store/uploads/2/3/5/3/0/ar132510117803532.JPG" height="640" alt="Woodstoves" width="478"&gt;&lt;strong&gt;&lt;em&gt;Oregon has a new woodstove law that requires all wood stoves to be on an approved list provided by the Department of Environmental Quality.&amp;nbsp; If the stoves are non-compliant the law requires that they be not only removed from the premises, but that they be certified destroyed to DEQ standards.&amp;nbsp; We have some of the cleanest air in all 50 states and it looks like we are doing everything we can to keep it that way!&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;The uncertified stoves tend to burn about 70% dirtier than certified ones.&amp;nbsp; Here are two examples of old stoves that are in the pipeline to be destroyed.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt; &lt;div class="agent_signature"&gt;

      <title>WAITING FOR APPRAISAL, THEN..NEW ROOF</title>
      <description>&lt;p&gt;&lt;strong&gt;&lt;em&gt;I recently negotiated a new roof for my buyers with a for sale by owner.&amp;nbsp; Just waiting to make sure the appraisal came back to value, and that nothing else was called before having the Seller sign the contract with the roofing company.&amp;nbsp; Although I'm not representing the seller, I do want this to be a seamless transaction and go forward with little to no angst.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;Once I get the go ahead from the lender, have the signed roofing contract from the seller and, weather permitting, we will have a new 30 year roof installed.&amp;nbsp; Once this is done, I will start removing contingencies as we go along and hope to close by our scheduled date of January 20, 2012.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;I really see no problems other than getting the weather to cooperate.&amp;nbsp; Here's to good weather!!&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt; &lt;div class="agent_signature"&gt;

      <title>HO HO HO!!</title>
      <description>&lt;p&gt;&lt;strong&gt;&lt;em&gt;Well, this has been another successful Christmas.&amp;nbsp; Our extended family is happy, safe and secure.&amp;nbsp; Calls have been made, presents have been opened, and the wrapping mess has even been&amp;nbsp; cleaned up.&amp;nbsp; We are starting a new tradition for the Call's Christmas this year.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;About 10:30am we will meet our friend Susie Stoneburner at The Good Times Bar &amp;amp; Cafe for a nice breakfast(the girls may have libations), and then we start a movie marathon at noon.&amp;nbsp; We will start with The Girl With the Dragon Tattoo, then go see War Horse.&amp;nbsp; Once that is done we will head to the Sixth Street Grill for Dinner(the girls may have libations) and will decide on another movie.&amp;nbsp; Probably We Bought a Zoo, though we may just bag it at that point and head home.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
